The process of buying a home is an exciting stage in anyone's life. However, it can become stressful if you don't control the involved timelines. Therefore, let's explain the different stages and factors that influence this process.   The first stage consists of searching for the ideal home. It's very important not to rush to make the best decision. This process can take from a few weeks to several months, depending on factors such as location, price, size, or property features.   Once you find the perfect home, before making a serious offer, it is advisable to obtain mortgage pre-approval. This involves a lender evaluating your finances to indicate how much money you are authorized to borrow. Pre-approval can take approximately 15 days, depending on the efficiency of the lender and the availability of the required documents.   The next step is to make an offer. The seller can accept, reject, or counter your proposal. This negotiation process can last from a few days to a couple of weeks, depending on the response speed and the complexity of the negotiations. If the offer is accepted, a purchase agreement is signed. At this point, a security deposit is usually made, which is often a percentage of the purchase price. This stage can take one to two weeks, as it involves the review and approval of the contract by both parties.   After the contract is signed, the property evaluation and inspection take place. The evaluation is carried out by an appraiser to ensure that the home's value is consistent with the agreed price, while the inspection focuses on detecting potential structural or maintenance problems. These processes can take about two to four weeks.   With the evaluation and inspection completed, your lender will proceed to the final approval of the mortgage loan, which can take three to six weeks. Subsequently, the signing of the deed and the closing of the transaction occur. Completing the final paperwork, funds are transferred, and the property is registered in your name. This process is generally completed in one day, although coordinating the involved parties might require a bit more time.   As we've seen, the home buying process can be long and complex, so understanding the timelines will help you plan and reduce stress. With the help of experienced real estate professionals and good preparation, you can manage this process with confidence. At our real estate agency, we are committed to providing you with the necessary support and information to make your home purchase successful and satisfying.

You don't always need to leave home to fully enjoy the summer. With a bit of creativity and planning, it's possible to turn your home into a summer paradise. Here are some ideas and tips to make this summer at home the best one yet.   The outdoors are one of the most desired attractions of this season. It's an ideal time to spruce up your terrace or garden with suitable furniture, plants, or even get the pool ready. In these areas, you can set up a camp, have a picnic, or take advantage of clear night skies for stargazing.   The good weather, long days, and free time invite a variety of activities at home. Some of these can include: board games and card games, sports in the garden like football, badminton, or even yoga. For the handy and creative, dedicating time to DIY projects or crafts can be fulfilling. Film enthusiasts can transform their home into an outdoor or indoor cinema, setting up cushions to comfortably enjoy a movie or series.   Enjoying meals with loved ones is one of the most popular plans this time of year, especially preparing barbecues, ice creams, slushies, or cocktails for all tastes and ages. However, if you seek calm and peace, you might opt for reading, meditation, or a relaxing bath.   Lastly, if you love nature and have the space, consider planting your own fruits, vegetables, or herbs, something gratifying that you can enjoy alone or with others.   There are many ideas for spending quality time, whether alone, with family, or with friends. Use these examples we provide to ensure that being at home is also fun, productive, and relaxing, without needing to go out. It's essential to recharge and return to routine with renewed energy.

The Property Tax (Impuesto sobre Bienes Inmuebles, IBI) is an important levy to consider if you are thinking about buying or selling a property in Spain. This municipal tax affects all property owners and is paid annually. The IBI tax applies to the ownership and other real rights of properties within a municipality, whether they are rural, urban, or of special characteristics. It is primarily regulated by the Local Tax Law 2/2004 of March 5, specifically in articles 60 to 77. Certain cases are exempt from paying this tax. Some examples include: properties owned by the Church and recognized non-Catholic associations, properties owned by the State, Autonomous Communities, and local entities, declared historical heritage monuments, or diplomatic buildings and official organizations, provided there is reciprocity. The municipality determines the amount to be paid for the properties within its jurisdiction. The calculation is based on the cadastral value, which is determined by the cadastral value of the land and the cadastral value of the constructions. This information is recorded in the Land Registry (Catastro Inmobiliario). The period for the property owner to pay the IBI starts on January 1st of each year. In the event of a property sale during the year, it is important to negotiate between the parties who will be responsible for paying the tax for that year. Typically, the seller pays the IBI up to the sale date, and the buyer takes over from then on. Late payment incurs a penalty that can reach up to 20%. Payment can be made through direct debit or by visiting the municipal collection office. For buyers, knowing the IBI helps in calculating the annual maintenance costs of the property. For sellers, it simplifies the sales process and avoids legal issues. As we have seen, the IBI is a key tax for property owners in Spain. Knowing aspects such as the payment deadline, where to pay it, and how to calculate it saves time and money, benefiting your financial situation. Taxes like this are often not well understood, so it is advisable to contact real estate professionals who can guide you through the process efficiently.
